Here’s what our process looks like, step by step.

Our design and build process

1. Understanding your vision

We start with a discovery meeting, not a sales pitch. We sit down and listen to how you actually live day to day, what’s non-negotiable, what’s flexible, and what your budget realistically allows for. This is also where we get a feel for your site, whether that’s an empty block, a knock down rebuild, or land you’re still deciding on.

Being a smaller team means you’re talking directly with the people who’ll actually work on your project, not passed between departments.

2. Preliminaries and design briefing

Once you’re ready to move forward, we work through a preliminary agreement and a proper design briefing, going through the details of your future home in more depth than the first conversation covers. Alongside this, we arrange the site and planning work you’ll need before construction can begin, things like soil tests and feature surveys, so there are no surprises once building starts.

3. Bringing your ideas to life

This is where your brief becomes an actual floor plan. We put together initial sketches and layouts based on everything discussed so far, aiming for something that works for how you’ll actually use your home, not just how it looks on paper. Alongside the design, we prepare a preliminary tender so you have a clear view of the projected costs and timeline before committing further.

4. Finalising the details

Once you’re happy with the design, we move into detailed working drawings. This is also where we bring in structural engineers and other consultants to finalise the technical side, energy ratings, structural design, and anything else needed to get the project ready for building permits.

5. Personalising your home

With the design locked in, you’ll work through internal and external colours, finishes, and fixtures to personalise the space to suit your taste. Whether it’s gold tapware in your bathrooms like our Yirang St project or a Hampton’s style kitchen like our Lanelott Drive home, this is where those details get decided.

6. Construction

Once permits are through, building begins. We manage the build directly and keep you updated with regular progress meetings and site visits, so you’re never left wondering what’s happening or when. If anything comes up along the way, whether that’s a site condition we didn’t expect or a variation you’d like to make, we talk it through with you before proceeding, covering both cost and timeline impact.

7. Handover and beyond

When your home is complete, we walk through it with you before handover, checking everything matches what was agreed and that you’re comfortable before you move in.

Our relationship with clients doesn’t end at the front door. We build long term relationships based on trust, and we’re here if you have questions well after you’ve settled in.
